If you've been priced out of Willow Glen or Almaden Valley — or if you've done the math and realized you can get significantly more home for your money just a few miles away — Cambrian deserves a serious look.
This is the neighborhood I recommend most often to buyers who want quality without paying the premium that comes with a more famous zip code. And once families land here, they tend to stay.
Where Is Cambrian?
Cambrian sits in the southwestern corner of San Jose, bordered by Campbell to the north, Los Gatos to the west, and Almaden Valley to the south. It's a large, established neighborhood — not a single street or development, but a collection of residential areas that share a school district and a community identity.
From Cambrian, you're:
- 15–20 minutes from downtown San Jose
- Close to Highway 85 and 17 for commutes throughout the South Bay
- Minutes from Campbell's downtown restaurants and shops
- Near Almaden Lake Park and the Los Gatos Creek Trail
The Homes
Cambrian's housing stock is primarily single-family homes built from the 1950s through the 1980s — solid construction, generous lots, and the kind of mature landscaping that takes decades to grow. You'll find:
- Ranch-style homes with three and four bedrooms on large flat lots

For buyers comparing Cambrian to Willow Glen or Almaden Valley, the math is often compelling: you get more square footage, a larger lot, and a lower price — with comparable schools.
Schools: Stronger Than the Reputation
Cambrian is served by the Cambrian School District (K–8) and the Campbell Union High School District, with Del Mar High School as the primary high school.
The Cambrian School District is consistently well-regarded — smaller than some neighboring districts, which means more community cohesion and more direct parent involvement. The elementary and middle schools here have strong academic programs and active parent communities.
Del Mar High School has improved significantly over the past decade and offers a solid college-prep curriculum. Families who do their research on Cambrian schools are often pleasantly surprised.

Cambrian doesn't have a single downtown the way Willow Glen or Campbell does, but it has something equally valuable: a genuine neighborhood identity. Long-time residents know their neighbors. Block parties happen. The parks are well-used.
The Cambrian Park area along Union Avenue has a cluster of local restaurants, coffee shops, and services that give the neighborhood a functional center. And the proximity to Campbell means you're never far from a vibrant dining and entertainment scene.
